The system covers the requirements for accommodation providers in Ireland: short-term letting register (Fáilte Ireland), VAT 13.5% on accommodation, CRO number and local council planning permissions.
Short-term letting register (Fáilte Ireland)
Since 2024 all short-term lettings (under 21 nights, in Rent Pressure Zones) must be registered with Fáilte Ireland under the new STR Register. Hotels, B&Bs, guesthouses must hold a Fáilte Ireland approval. Vezpa stores your STR registration number, expiry date, and surfaces it automatically on every confirmation email and OTA listing (legal requirement). Reminders 60 days before expiry.
No general bed tax — local exceptions
Ireland does not have a national tourist tax. Some local authorities have discussed introducing one (Dublin City Council debated in 2024) but as of 2026 no Irish municipality has an active tourist tax. Vezpa is ready: if any council introduces one, you can configure the rate, collect it per night, and report quarterly — same engine used in HR/IT/ES.
VAT 13.5% on accommodation (VAT Act 2010 § 46)
The reduced rate of 13.5% applies automatically to accommodation services. Breakfast 13.5%, restaurant meals 13.5%, other ancillary services (parking, spa, excursions) 23%. Monthly VAT3 returns in Revenue Online Service (ROS) format, compatible with Surf Accounts, Big Red Cloud, Sage 50 Ireland and Xero Ireland.
CRO number, tax registration & classification
Property profile stores: CRO (Companies Registration Office) number for limited companies or PPS number for sole traders, VAT registration number (IE...), Fáilte Ireland approval grade (3/4/5-star hotel, approved guesthouse, B&B), and STR registration number where applicable. These appear automatically on invoices, OTA listings (mandatory under Tourism Act) and confirmation emails.
